The Main Attraction of The Program - Convenience

With the Golden Visa Program, investors can invest in Portugal without needing to physically reside there. This means they don’t have to worry about visa applications or other paperwork associated with international residency requirements. Plus, it allows them to invest without worrying about additional taxes and processing fees that may come with investing abroad.

The Golden Visa Program's Cost-Effectiveness and Ease of Access

The minimum investment requirements are €280,000 for real estate investments and €500,000 for funds. And since this is a long-term commitment (five years), you can be sure your money will not just be going into one risky venture but rather into multiple investments that are secure and that are likely to provide return on your investment. Plus, since you don’t need to be present in Portugal during this five years period, you can invest your money from anywhere in the world at any time!

Qualifying Investment Options for Portugal’s Golden Visa Real Estate

House

There Are 4 Property Investment Options Available To Investors:

No Building Work Required

€500,000 investment: This is the default option. Any property investment in Portugal (or a combination of properties) costing at least €500,000 will let you and your family qualify for a Golden Visa. While it’s the highest entry price, properties on this option are more likely to be closer to fair market value.

No Building Work Required, Low-Density Discount

€400,000 investment: The same as the €500,000 option except the property must be in a low-density area. Challenging to find a good deal since this is expensive for these areas. Risk of low/zero demand when you want to sell.

Building Work Required

€350,000 investment: A cheaper option in return for refurbishing a property that is 30+ years old or is located in a designated rehabilitation zone. This option requires significantly more paperwork for approval and you’re less likely to find a good deal.

Building Work Required, Low-Density Discount

€280,000 investment: The same as the €350,000 options except the property must be in a low-density area. Challenging to find a good deal since this is expensive for these areas. Risk of low/zero demand when you want to sell.

Portugal's Golden Visa Programme has become increasingly popular for foreign investors due to its flexible requirements, low cost, and residency benefits.

In order to qualify for the program, you must invest in tangible assets located in Portugal. You must also commit to a stay of seven consecutive days, in the first year and fourteen days in subsequent years.

Investing in Portugal is a great opportunity for foreign investors who want to take advantage of its flourishing economy and obtain a second residence permit with access to much of the European Union.

Hiring a Lawyer for Your Portugal Golden Visa

Why Do You Need One?

Investors should consider hiring a lawyer to take care of their Golden Visa process for several reasons. A legal professional can provide expert guidance on the process requirements, such as the minimum investment amounts, the Golden Visa residency permit rules, and other conditions. It is important to understand all of these details in order to make sure you meet the criteria for eligibility and avoid any potential risks.

Additionally, an experienced lawyer can help you navigate the paperwork associated with obtaining a Golden Visa. Furthermore, they can provide valuable advice about taxation issues, tax advantages, legal costs and foreign exchange regulations that may arise during this process.

Finally, lawyers are invaluable resources when it comes to identifying suitable properties or investment funds which will meet your needs and objectives. With their help, you can invest wisely while ensuring full compliance with all applicable laws in Portugal.

Getting a NIF (Portuguese Tax Number)

Why Do You Need One?

NIF stands for National Identification Number and is the unique number assigned by the government to each taxpayer. It is used to identify individuals and businesses, similar to a Social Security or Tax ID number in other countries like the United States. For foreign investors looking to invest in Portugal, obtaining a NIF is an essential part of the process for obtaining a golden visa.

The NIF is needed when applying for tax credits and other advantages associated with the Golden Visa programme, such as access to public services, healthcare benefits, and more. Without it, investors will not be able to take advantage of these benefits. Additionally, it helps verify that all tax laws are being followed when people are investing in Portugal, and helps protect both parties from potential legal risks.

How To Get One?

In order to obtain a NIF number in Portugal, two forms must be completed – an investor’s financial statement (the Ficha de Inscrição Financeira) and a Declaration of Income (the Declaração da Rendimentos). The Ficha de Inscrição Financeira must be filled out by the person intending to invest in Portugal while the Declaration of Income requires information about any income earned or investments made outside of Portugal during that same year. Once these forms have been completed they must be sent via post or fax to the Investor Support Unit (SMF) at Finanças–Administração da Receita Pública. This process generally takes between 4-8 weeks before a NIF number is issued.

Madeira Hack

For those wanting faster processing times, there is a ‘hack’ available called Madeira Hack which allows foreign nationals who intend on investing in Madeira islands within 24 hours of arriving there. However, this method does come with certain restrictions – namely that if you choose this route you cannot invest outside of Madeira island itself and will only receive a temporary NIF until your full application has been processed and approved by Finanças–Administração da Receita Pública.

Regardless of which route you choose, obtaining a NIF is an essential step for any foreign investor looking to invest through the Portuguese Golden Visa program.

Without it, you will not be able to take advantage of all the benefits associated with investing as well as ensuring everything remains compliant with Portuguese law.

Opening a Bank Account in Portugal

Do I Need a Portuguese Bank Account for a Golden Visa?

All the different visa programs in Portugal require you to open an account with a bank in Portugal, so… yes.

There isn’t a huge difference in the user experience of using the different banks. The larger retail banks all have acceptable mobile apps (the private banks, not so much - some are only in Portuguese, for example).

The price is relatively consistent - it will usually cost between €50 and €100 per year to have this bank account open. Some of the banks are amazingly indifferent about opening new accounts to secure new business opportunities, so what tends to happen is your lawyer will default to individual bank managers they already have a good working relationship with and who they know can act quickly and reliably. These individuals are usually situated at one of about six banks.

Retail Banks in Portugal

The main players are:

  • BPI
  • Caixa Geral de Depósitos
  • Millennium BCP
  • Novobanco
  • Santander Totta

Of these, we see the majority of traffic going through Millennium, BPI, and Novobanco.

There are others such as Banco Best and BancoBIC but they don’t feature in the market quite so much.

Private Banks in Portugal

The main players are:

  • Banco Atlantico
  • BiG (Banco de Investimento Global)
  • Bison Bank

Other options include Banco Carregosa, Banco Finantia, and Banco Invest.

But they don’t feature heavily in the marketplace.

USA Investors, Take Note!

USA citizens who are investing in a Golden Visa Investment Fund must work with banks that are practicing FATCA compliance.

Although a large number of banks in Portugal meet the requirements, there is only a small number who have committed to actually doing the necessary reporting each year.

Right now, that small number is only these three private banks listed above: Banco Atlantico, BiG, and Bison Bank.

Know Your Customer

  • Why this needs to happen?
  • How does it work?

Investing in Portugal can be a great opportunity, but it's important to understand the legal requirements and regulations.

Who are you

The KYC process generally involves verifying the identity of a customer by examining government-issued documents such as a driver's license or passport. The bank must also verify the investor’s address and other contact details before establishing a relationship with them. This information can be collected physically or through digital means such as e-signatures, video conferencing, or text authentication codes.

In addition to verifying an investor’s identity, banks will also ask questions about their source of wealth and investable assets to make sure that there are no conflicts of interest between them and their customers. Banks may also screen clients for suspicious activities or patterns that could indicate suspicious activities such as money laundering or terrorist financing.

All this information is then entered into a secure database which is used to create a profile of the investor. This profile can be used to ensure compliance with anti-money laundering regulations and identify any potential red flags associated with the customer's activities.

Overall, completing the KYC process helps protect both parties from financial crimes while ensuring that all investments meet regulatory standards. It also allows banks to build trust with their customers by confirming their identities and ensuring they have enough investable funds to cover any losses in case of a fraudulent transaction.
